What does my budget actually get me, and where?

You've looked at Vancouver online, and this is the question everyone wants answered.

In my experience people decide on two things, and one typically holds more weight than the other: the property and the neighbourhood. Some people want to be in a specific area and will find a home in their budget there, regardless of size. Others must have a certain size of home and will focus on the best areas their budget allows.

Online research is part of the process. It helps you narrow things down, get a feel for prices, and build a shortlist before you get on a plane or take a long drive.

Where it falls short is the detail you can only get on the ground. The street that looked quiet online. The development approved two blocks over that runs for the next several years. The commute that's a different number at 8 a.m. First-hand knowledge of the neighbourhoods you're interested in is what fills that gap.

I've walked those blocks for over 20 years. The guide is what I share with every relocating client, written down in order.

Vancouver has several amazing neighbourhoods I would be happy to call home. The guide goes deep on these six because they cover the range: condo to estate, Westside to East Van. They are a starting point, not the list.

Benchmark: detached $2,500,000 · townhouse $1,207,000 · condo $710,000 (Greater Vancouver REALTORS, Aug 2026). Character houses typically $2.0M to $3.5M.

Westside, on the water. Kits Beach, Jericho, West 4th, the Arbutus Greenway, and the Arbutus terminus of the Broadway Subway targeted for fall 2027.

The trade-off: tight parking and summer beach traffic.

Cambie / Douglas Park

Benchmark: detached $2,405,000 · townhouse $1,621,000 · condo $1,017,000 (Greater Vancouver REALTORS, Aug 2026).

Central Westside on the Canada Line, under 15 minutes to downtown. 1920s to 1950s houses on quiet streets, new townhouses along the corridor, and Oakridge Park's first phase open since May 2026.

The trade-off: the older houses that give the area its charm are often 70 to 100 years old; a good inspection and a realistic renovation budget matter.

Mount Pleasant / MainMount Pleasant / Main

Mount Pleasant / Main Street

Benchmark: detached $1,793,000 · townhouse $1,168,000 · condo $678,000 (Greater Vancouver REALTORS, Aug 2026).

Low-rise condos, converted lofts, character houses. Two new Broadway Subway stations coming in 2027.

The trade-off: years of Broadway Plan construction, so expect traffic delays. However, there are several quiet blocks and shortcuts through traffic.

Grandview-WoodlandGrandview-Woodland

Grandview-Woodland / Commercial Drive

Benchmark: detached $1,645,000 · townhouse $1,142,000 · condo $576,000 (Greater Vancouver REALTORS, Aug 2026).

Character houses and East Van energy. Commercial-Broadway is the region's busiest interchange.

The trade-off: Commercial Drive is lively day and night; the quieter blocks are a few streets east or west.

Yaletown / DowntownYaletown / Downtown

Yaletown / Downtown

Benchmark: townhouse $1,649,000 · condo $823,000 (Greater Vancouver REALTORS, Aug 2026).

The condo side, car-free living, every SkyTrain line.

The trade-off: the allure of Yaletown is along the seawall, and that's where the prices are. There are many great buildings a few blocks in.

Shaughnessy

Benchmark: detached $4,257,000 · townhouse $1,741,000 · condo $1,010,000 (Greater Vancouver REALTORS, Aug 2026). Estate lots trade well above the benchmark.

Estate lots, heritage architecture, the top of the market.

The trade-off: the homes and streets are magnificent; some feel the sense of community is lacking.

A listings site shows you the price. It doesn't show you that the busy arterial and the quiet street behind it share a postal code, that the tower going up across the street isn't in the photos, or that a Calgary house budget is a Vancouver townhouse budget on one side of Main Street and a house budget on the other.
